Welcome to Real Estate Land from the Blake family. DeDe here with my work husband Blake to talk about the Blake family and what it means.
Many clients ask us what's like to be a part of this big family. Well, we also illustrate that everyone we've ever worked with becomes a part of the family. Our family is ever growing and we love everyone that's involved in it. But many people wonder how to be a part of it and how to stay involved.
I always indicate watch our social media, our Instagram, our Facebook. We're constantly putting stuff out there. There may be a contest you can participate in. There may be a market update. There might be a funny picture of one of us, that's happened many times unknowingly.
But also watch your email. We have a monthly newsletter that goes out. We spend a lot of time on it and we're very proud of that. We feature market updates. We feature parts of the city. We often feature a client and a recent experience they've had. We just want you to be in the know through our eyes in the real estate world of Kansas City. But it's way more than just that.
Yes, we're definitely proud of our social media campaign and keeping you engaged in our business. But what really makes us happy over here is receiving your referrals. We want to be involved in making people happy that are your friends and your family. It brings us so much pride and joy in our business for you to trust us with people you care about. So keep those referrals coming. It adds to the fun and excitement over here and the Blake family.
But also don't forget, throughout the year we try to have events that focus on our clients. We love to give you experiences for families, for individuals, and so keep an eye out for our events. I work hard all year to think of fun things to do for the Blake family.
As everyone knows DeDe's events are amazing. That is one of her biggest and best talents. She can turn anything into an experience like no other. So I'm thankful for her, as is the entire Blake family. Thanks so much. -

Hi, it's DeDe from Real Estate Land. I'm here today to talk about staging one of my favorite topics. It can be overwhelming preparing your home to get on the market, so I want to break it down for you.
This process begins with decluttering and depersonalizing. There isn't any one of us that doesn't need to get rid of a few items in our home and get a little more organized.
The next step is getting clean, clean, clean. We love to have your windows professionally cleaned, having carpets cleaned or replaced, and a fresh coat of paint. All of these things show pride and ownership and it prepares you to be photogenic and ready for showings for your buyer.
Once we've accomplished all these things, then we get into the fun part beautifying your home and making it photogenic. We can do this through using your current items and maybe reappointing them. We want to make sure that each room demonstrates its total value. In other words, we don't have toys in the master bedroom. We want to show the features of your home so any buyer can envision their lifestyle in your home.
So the fun part begins when we bring in maybe new throw pillows, maybe a new piece of art. But one of my favorite tricks is adding fresh plants, flowers to your landscaping and fresh, colorful fruit for pictures and making your home look fresh and clean on the day of showings.

Welcome to Real Estate Land. It's Blake.
And DeDe.
We just wanted to follow up. A question we've gotten a lot recently is how many homes do I see before buying? Well, my million dollar question in response to that is homes that you want to see physically, because physically you may not see that many. The work is not actually seeing the homes physically. It's all the work that happens before you even step foot on that property. Let's start from the beginning.
Yes, because real estate agents are paying professional photographers to capture the home for your benefit. So explore those pictures, look at them. Use your critical thinking to evaluate what that really looks like and if it appeals to you. And then secondly, we have sellers disclosures, there's descriptions. So put your time in really paying attention. Sometimes we get caught up in the beauty and we get sidetracked and don't read the fine print. Really study these homes and create a feeling and an understanding so that when you go to see it, it will speak to you.
In addition to that, I think it's a phenomenal idea to drive by the home. Go to the home, drive by, look at the surrounding neighbors. I also say look at the sidewalks, who's walking, who's out, who's not, what's the closest grocery store? Is that a lifestyle you would enjoy living in, or is it something that's chaotic and does not feel relaxing and comfortable? But to answer the question, to physically see homes requires work, and we're here to show it to you. But there's so much more that's done before we even step foot on the property, do the research, we're here to guide you and we'll find you the perfect home. -

Today, we've been asked several times, how can a buyer best benefit from our plan, from what we provide as a level of service, how can a buyer best benefit? So we put together kind of a short list of all the priorities that we have because we know that you have priorities as well.
First off, we want to engage with you. We want to be a part of your every move, your every take, and your every house we see. It's not a matter of bedrooms and bathrooms. It's a matter of lifestyle. We want you to come to us.
What part of town do you want to live in? What amenities are you looking for? What kind of lifestyle are you looking for? And from there, we get everything started so we can set up a search. Go ahead, DeDe.
Well, once you get that search, we want you to be engaged in the process. The market is moving fast, so tap into that each day, checking it, letting us know what you're seeing and what you like. We will help you understand the best properties, get you in to see them, and then Blake will work very hard to represent you in negotiating and getting you the lifestyle and the dream home that you're looking for.
And when you watch that search, know that DeDe and I are watching that search every morning as well. So we're both corresponding with each other saying, do you think this Miss will like the house on Maple? That's one avenue.
Now, rest assured that MLS search is a little stronger than Zillow. That other ugly word we talk about that brings dated history. But another level that we provide is the off market opportunities. Just this past weekend, we had four clients which bought homes not even on the market. Given the size of our team, the connections we have, and the ability to find things before they even hit the market. In today's world, that's huge. DeDe and I both witness that every week.
Yes, and we also are creative. We are making things happen. We can do video FaceTime tours of homes. We can work with you to meet your needs in this transition.

Hey, it's Blake. One of my most memorable moments, I'll give you the PG version. Let's just say I had a buyer or two. They were with me. We were in the house and we heard the water running. At that point, we discovered eventually that someone was in the shower. What was even more intriguing is there wasn't just someone, there were some people in the shower and it was an activity for more than just one, if you will.
So once we discovered based upon the surrounding noises, that there were more than one person in the shower, we decided that house wasn't for us and we decided to go ahead and leave at that time. So I'll never forget that. -

One of my most memorable moments in the eight years I've been doing real estate, I had a first-time home buyer, walked into this house in Overland Park and one of the secondary bedrooms, the door was shut. We open it and there's this teenage son skipping school with all of his friends smoking a lot of weed. And he looked at me in sheer horror and said, Oh my god, please don't tell my mom
I said, that's fine. I don't know. I was the buyer's agent, so I shut the door, my client and I look at each other like, let's just go. That was it. We left. -

Hi, I'm Dee Dee and I want to share with you today, one of my favorite memorable real estate experiences. It was late on a Wednesday afternoon and we got a call from a seller that was in great despair over their current situation with their current agent and their house on the market. We raced right over to their home that afternoon, when she got home from work and we listened to the heartache, the misunderstanding, and all that had happened along the way. But together, we formed a friendship and a partnership to make them successful and move on from what they considered an unfortunate
I ran straight to the staging storage unit. I was at their house in 2 hours and stayed until the wee hours and had that place looking fantastic and spiffy. Meanwhile, Blake was on the phone talking to the photographer. We had him there the next morning and we were on the market in no time. It looked fantastic.
As a result, the home sold. I couldn't be more proud of our efforts and all the heart we put into it. And to this day, we consider them friends of the Blake Nelson Real estate team. -

Hi, I'm Kristin, and welcome to Real Estate Land. My question is: should I sell my house before buying? Well, it depends on the situation. So some people have to sell their home to take the proceeds from their home to buy a home. So in that situation, yes, we would put your house on the market, and then what we would do once it goes under contract, we would look for homes for you.
We can also make it a long close. So you have at least two months to find another home. Or at least a month or so to find another home, so we can line it up. That's the best way to do it. But every situation is different. And so because of that, please call me and I can walk you through it.
